Home prices in Lawrence County saw an increase in September!

According to newly released data from Realtor.com, the median price for homes sold was $139,000—up 13.5% from August, when the median was $122,500.

However, compared to the same time last year (September 2023), prices have dropped by 8.1% from $151,200.

These numbers are based on sales data from real estate deeds, so there may be a slight delay in the information.

The data doesn’t include homes still for sale, so it’s a reflection of actual sales only.

Breaking Down the Numbers:

  • Single-family homes: The median sale price in September was $132,500, which is a 9.5% increase from August’s $121,000. However, it’s 12.4% lower than the price a year ago, which was $151,200.
  • Condominiums and townhomes: These homes saw a bigger jump in September, with prices rising 7.1% from $200,700 to $215,000. Compared to September 2023, the price for condos and townhomes went up by a huge 44.4%, from $148,850.

No homes in these categories sold for $1 million or more during September.

Fewer Homes Are Selling

Even though prices are going up, fewer homes are being sold. In September, 85 homes were sold in Lawrence County, a drop of 15% from last year’s 100 sales.

Pennsylvania Housing Market

Looking at the whole state of Pennsylvania, the median sales price for homes in September was $270,000—down 3.6% from August.

Statewide, the number of homes sold dropped just slightly by 0.9%, from 11,645 sales in September 2023 to 11,537 sales this year.
